In an ideal transaction both the buyer and seller are represented. This is not the case in most transactions in Massachusetts. It would make sense that if you contact any agent in any real estate magazine or from the Yellow Pages, they will help you find a home and work for you. But this isn’t the case either.

When you contact a traditional real estate agent and you go and see a few houses, that agent is the “sub-agent” of the selling agent. They aren’t working for your best interests, despite the fact that they might be showing you several different properties listed by several different companies. They are technically working for the seller, not you.

You may not have noticed this little disclaimer that most companies use:

All Brokers/Salespersons represent the seller, not the buyer, in the marketing, negotiating and sale of property, unless otherwise disclosed.
Buyer agency is a contractual relationship with a real estate agent, in which that agent gives their fiduciary trust to represent the best interests of the buyer in the real estate transaction.

Anything you tell your Buyer Agent remains confidential. They negotiate in your best interests.
